Terms of Service

These terms govern access to and use of ETenant, including property management, tenancy, maintenance, billing, communication and related services.

By creating an account, selecting “I agree,” accessing the platform, or using any ETenant service, you confirm that you have read, understood and agreed to these Terms of Service.

1 Acceptance and eligibility

You may use ETenant only if you can enter into a legally binding agreement. Individuals acting for an organization confirm that they are authorized to bind that organization.

You must provide accurate registration information and must not impersonate another person or organization.

2 Accounts and security

  • You are responsible for safeguarding passwords, authentication codes, devices and account access.
  • You must promptly report suspected unauthorized access, credential compromise or misuse.
  • ETenant may require email verification, phone verification, identity verification or multi-factor authentication.
  • Account activity performed through valid credentials may be treated as authorized until ETenant is notified otherwise.
  • Administrators are responsible for assigning appropriate roles and permissions within their organizations.

3 Platform services

ETenant provides software tools for property records, units, leases, tenant onboarding, rent invoicing, payments, maintenance, documents, notifications, reporting and related administration.

ETenant is a technology platform. Unless expressly stated in a separate written agreement, ETenant is not the landlord, tenant, property owner, estate agent, legal adviser, insurer, bank, payment processor or maintenance contractor in transactions between users.

4 Subscriptions, fees and payments

  • Paid plans, billing cycles, usage limits and applicable taxes are displayed before purchase or in an order document.
  • Subscription fees may be charged in advance and are non-refundable except where required by law or expressly stated.
  • Organizations must maintain valid billing information and pay invoices by their due dates.
  • Third-party payment gateways may process transactions under their own terms and privacy notices.
  • Late, failed, reversed or disputed payments may result in restricted access, suspension or recovery action.
  • Rent payments recorded on ETenant remain subject to confirmation, allocation, reversal, refund and reconciliation rules.

5 User responsibilities

Landlords and organizations

Landlords and organization administrators are responsible for lawful property management, accurate property and lease records, proper authority over listed properties, lawful charges, tenant notices and compliance with housing, tax, consumer and other applicable obligations.

Tenants

Tenants are responsible for accurate information, timely payments, appropriate use of properties, reporting maintenance issues honestly and complying with valid lease obligations.

Service providers

Service providers are responsible for qualifications, licenses, insurance, safety, workmanship, pricing and lawful performance of assigned work.

6 User content and documents

You retain ownership of information and documents you upload. You grant ETenant a limited right to host, process, copy, transmit and display that content only as necessary to operate, secure and improve the service and comply with law.

You must not upload content that is unlawful, fraudulent, defamatory, infringing, malicious or that violates another person’s privacy or intellectual-property rights.

7 Prohibited use

  • Unauthorized access, credential sharing, scraping, probing, reverse engineering or interference with platform security.
  • Fraud, money laundering, false payment evidence, forged documents or identity misrepresentation.
  • Uploading malware, harmful code or content designed to disrupt systems.
  • Using ETenant to discriminate unlawfully, harass users or violate tenancy, consumer, privacy or employment laws.
  • Bypassing subscription limits, permissions, audit controls or payment processes.

8 Availability, changes and third parties

ETenant may update, modify, suspend or discontinue features to improve security, comply with law or manage operations. Planned maintenance may be announced where reasonably practicable.

Integrations, payment gateways, maps, messaging providers and external links are operated by third parties. ETenant is not responsible for third-party outages, terms or independent processing practices.

9 Disclaimers and limitation of liability

The service is provided on an “as available” basis to the maximum extent permitted by law. ETenant does not guarantee uninterrupted operation, error-free data, a particular rental outcome, tenant suitability, payment success, property condition or contractor performance.

To the maximum extent permitted by applicable law, ETenant will not be liable for indirect, incidental, special, punitive or consequential loss, including lost profit, lost data, lost rent, business interruption or reputational loss.

Where liability cannot lawfully be excluded, ETenant’s aggregate liability for claims relating to a paid subscription will not exceed the subscription fees paid for the affected service during the six months immediately preceding the event giving rise to the claim.

10 Suspension and termination

You may stop using ETenant subject to outstanding payment, retention and contractual obligations. ETenant may suspend or terminate access for non-payment, security risk, unlawful use, material breach, fraud, abuse or legal requirement.

Termination does not remove accrued rights, unpaid amounts, audit records or provisions intended to survive termination.

11 Governing law and disputes

These terms are governed by the laws of the Federal Republic of Nigeria. Parties should first attempt good-faith resolution through written notice and reasonable negotiation.

Where a dispute is not resolved informally, it may be submitted to a court of competent jurisdiction in Nigeria unless the parties agree in writing to mediation or arbitration.

12 Changes to these terms

ETenant may update these terms to reflect legal, security, operational or service changes. Material updates may be communicated through the platform, email or another reasonable method. Continued use after the effective date constitutes acceptance of the revised terms.
